Huntingdon Valley
Welcome > Local Info > Huntingdon Information ...

Huntingdon Valley is actually the name of a section of Montgomery County. It is also a post office with zip code of 19006. What is sometimes confusing to people relocating to southeastern Pennsylvania, is the difference between township names, community names, county names, post offices, neighborhoods, subdivisions, and so on! That is why it is helpful to have a local professional, as myself, help guide you. Huntingdon Valley is a case in point.

There are portions of Huntingdon Valley in four different townships and two counties as follows:
Lower Moreland, Upper Moreland, and Abington Township which are all in Montgomery County, and there is a part of Huntingdon Valley in Upper Southampton which is in Bucks County.  There are four different school districts that go with each of these townships! These school districts are Lower Moreland, Upper Moreland, Abington , and Centennial school districts respectively .

Now, if you’ve got that straight, or even if you don’t,  consider this - ALL of Lower Moreland township is in Huntingdon Valley and there is also a large section of Abington township that is in Huntingdon Valley. There is also a lovely part of Huntingdon Valley in Upper Moreland along Terwood  Road where many properties have large wooded lots, and there is Hamptontowne development in Bucks County, Upper Southampton township, with very large and spacious semi-custom homes built in the late 1970’s.

For the purposes of this page however, I will limit the discussion to Lower Moreland township.  (Learn more about Abington on the Abington page).

I personally live in Lower Moreland and find it a great place to live. It is located just to the west of  Philadelphia. To the south and the west is Abington Township. To the north is Upper Moreland township and Bucks County.

This quote is taken from the History section on the township website:
“Today Lower Moreland boasts some of the highest standards of living in the Greater Philadelphia area. Whether the fact that 90% of the Township is comprised of single-dwelling homes, has one of the highest per capita incomes in Montgomery County, or perhaps the best public school system there is to offer, Lower Moreland is undoubtedly an attractive community, offering the best of suburban living in close proximity to major urban areas. Entrenched in historical significance and local pride, Lower Moreland is at the forefront of residential living as we enter a new American century.”
There are several well-known housing areas in Lower Moreland. Most of the township is single family homes as stated above. In the mid-1960’s a large community of tract housing by Cutler builders was built known as Albidale. It is predominantly split level homes but also has two story colonial homes. Adjacent to that is an area known as Justa Farm. This was built around the same time and some of it a bit later. Justa Farm was custom and semi-custom homes built by a variety of builders. Later on came Justa Farms east. There is now a Justa Farm shopping center, but to add to your confusion, that happens to be in Upper Moreland along County Line Road.  In  the 1980’s Albidale II was built off of Pine Road. There is also a community know as Greenridge along Pine Road – both a “new” and an “old” Greenridge. There are quite a few other communities and I do not have room to mention all of them here.  Feel free to ask.


In 2002, the only townhome community in the township was built by K Hovnanian.  It is known as the Village of Huntingdon Valley. This is a lovely smaller community of 80 townhomes that is “fee simple” condominium ownership offering two story family rooms, all exterior maintenance, on landscaped  easy care lots with several  floor plans. It is not age-restricted. There are no over 55 developments in Lower Moreland but there are quite a few of them very close by.

 Quite a bit of new and newer construction exists in the township, some of it quite spectacular and contemporary. There is a development known as Inverness near the northern edge of the township which is fully custom homes that were originally priced between one and two million dollars and that is several years old.
On my “Instant Listings” page you can see an example of the new construction we are offering at PruFoxRoach,  of magnificent single family homes known as Saddlebrook. They range in price from 1.1 to 1.4 million dollars and offer many options.
There is also a  large new construction  project by Toll Brothers in the township. These are luxury condos along Welsh Road adjacent to a small section of Lower Moreland known as Bethayres. These will feature many luxury amenities, doormen, covered parking, and great location. Interestingly, this is built on what was a former flood plain. Toll Bros hired engineers and spent a lot of time and money regrading the entire area, adding a lake and raising the ground adequately so as to prevent any future flood issues.  Lower Moreland features convenient transportation  directly into center city Philadelphia and other areas at the Philmont train station by way of Septa regional rail (This is the R-3 line). From here you have easy  access to Temple University, Suburban Station near Philadelphia City Hall, 30th street Station with connections to Amtrak,  and the Philadelphia Airport. You can also reach  Jenkintown (this station is a Septa hub) , get to the “Main Line”, to University City (University of Pennsylvania and Drexel U campuses), and the sports complexes – Wachovia Center and Lincoln Financial, Citizens Bank Park, etc. . No need to drive if you are going to see the Flyers, Phillies, Sixers or Eagles or go to the Art Museum, Kimmel Center, Academy of Music, Walnut Street theatre,  or any of the myriad cultural or educational activities in the City of  Philadelphia. Typically this is all about a thirty minute ride.

“Downtown” Lower Moreland features a charming section of stores and shops along Huntingdon Pike with some interesting antique shops, restaurants, salons, boutiques and more.

There are three parks in the township for relaxing and for athletic activities that include baseball fields for organized sports in the township. Enjoy the beautiful new Huntingdon Valley Library which features something for everyone, free films, babysitting courses, Mah Jongg,  learning to dance for the Chinese New Year, and much more.

Where to dine in the greater Huntingdon Valley are? There are several “Zagat” rated restaurants including Stefano’s for Italian, Beige and Beige international, Café Preeya – Vietnamese and International, Santiago’s coffee shop and café, Ricardo’s Italian, all along Huntingdon Pike; and ,Ben and Irv’s traditional Jewish deli in the Justa Farm shopping center. Of course, there is a fantastic cornucopia of choices in downtown Philadelphia and trendy areas like Northern Liberties, Manayunk, Olde City, etc. have loads of restaurant choices. Philadelphia dining is a lot more than cheesesteaks. We are one of the best restaurant cities in the U.S. There are two restaurant weeks a year here – good opportunities to try some of them. I have tried quite a few and am a life long resident of the Philadelphia area, so, just ask me!!

Lower Moreland is one of the more highly rated school districts in the state with small class sizes so that many parents report that their children have what is close to a private school experience. The elementary school only has grades one to three which many educators feel is a less stressful environment in which to learn for our youngest  and most impressionable pupils! The middle school and high school are on adjacent campuses near Red Lion Road and Murray Avenue.

Real Estate Contracts >Deadlines

Both buyer and seller should be aware of all of the deadlines in their purchase agreement. Each contract is different, but there are usually time limits covering the structural contingency, the financing application, the loan commitment, and the closing.

If you are a careless buyer, you could lose your right to ask a seller to pay for needed repairs. There may be a limit on the time the seller has to respond to the buyer's request to complete repairs that are not required by the contract. Failure to apply for your mortgage on time may place your deposit at risk if the loan is denied. In many cases, the agreement can be declared null and void by the seller if financing is not approved within the time frame set forth in the contract. A delayed closing can cost the sellers money, and they may ask the buyer to reimburse these expenses.

Work closely with your real estate agent to ensure that all of your transaction deadlines are met.
